Patio entrance

This home had ample space but parts were dark and closed in by walls.  We opened up the wall between the living room and dining room and added a 2 way fireplace for an attractive focal point.

New Portico

The client wanted a space to enjoy the neighbourhood and shelter over side door from rain and snow.  We added a new porch and awning and updated the finish materials for an entirely new updated look.

Unified additions

Original heritage home had a 'summer kitchen' addition at rear that was out of date and an awkward layout on 2nd floor without a master suite.  Planned addition for family room space and to a master suite, and reconfigure floor plans to and add a single car plus garage. 

Wellington St - Heritage Plus

Large Family room

Originally a small bungalow cottage built in the 20's. Porches, rooms and additions have been stuck on and enclosed through the years.  The client bought with the plan to retire and wanted to upgrade to a full time family home. Opening up the existing spaces, reconfiguring the remaining spaces into more suitable bedrooms. Plan to open it up with the focus on the spectacular bay view and sunsets.

Welcome entry

To place more focus on the entry and protection from the elements we added this portico and replaced the front deck.

2015 - Woodward - Bungalow Portico

New open concept

This tiny home needed an update.  2 bedroom with bathroom on main floor, crowded kitchen and congested living dining room needed some re-thinking. Utilizing the existing building with adjustments to all three floors provided adequate space to fit the family's needs without building an addition.  

2021 Frater St. - Repurposed space

Fresh look

Tired looking suburban home needed a facelift.  Thee front porch and entry was congested and not functional as a sitting area.  We updated the look with contemporary materials and colours and opened the porch and entry.

2021 Inglewood Dr. - Facelift

Refreshed welcome

A cramped unprotected entry was expanded complete with small covered porch to welcome guests and and decongest the entry flow into the home. The side addition complements the existing home and allowed more space by moving the existing powder room and adding a mudroom for more storage on the main floor.  

Relocating the small main bathroom to the new addition allows for large 4 piece main bathroom and provided a second floor laundry space. 

2019 Elizabeth St - Expansion

Sunroom Addition

Kawartha Cottage lacked entry space and a bug safe outdoor space.  We added a front entry and porch and a side screened in room off the kitchen and deck overlooking the lake. 

2018 Pine Point Rd. - Sunroom Additions

Kitchen update

This 1950's raised bungalow was passed on to a young couple who wanted a more open and contemporary look.  We reconfigured the interior only to update and open the space. Blended two of the three small bedrooms into a master suite.  The end result is a modern starter home. 

2021 St Augustine Dr - Reconfig home

Addition family room

This century home lacked gathering space for this growing family.  Adding this proportionate and bright main floor living area allowed for a cosy family space with access to the back yard.  A new mudroom provided access from the driveway separate from the living space and lots of storage space previously lacking. A full height basement added bright and separate space for teenagers.  Alterations to the kitchen nicely connected the old with the new spaces.

Frederick St Charm

This cute little home didn't have shaded outside space for the homeowners to enjoy the outdoors. We blended the style of the house by adding this front porch and a smaller door protection porch on the rear addition

Open up

Existing 1920 home was limited in light and space with numerous walls breaking up the space.  We removed and altered the walls to create a open airy living room, dining room and modern kitchen space.

2015 Gregory St - Main Floor Reno

Water feature

Existing ranch style home, dark outdated living room and an inefficient entry.  The client wished for the outstanding escarpment view to be maximized.  We removed the main portion of the roof, altered the slope and structure to allow for an improved view and open concept. By relocating the entry door to create a better foyer entrance, the living space becomes cohesive with the focal being the view.

Small closed kitchen opened up to living room/dining room and stair landing to the remainder of the house.  Created an open and bright great room for the family.

2020 - Jasper Cres - Open Kitchen

Family room

A Downtown Victorian Gem is upgraded into a open and modern family home.  
By opening the interior we maximized the brightness and space within the main floor.  We capitalized on the wonderful downtown Toronto view by adding a master suite and balcony to the rear 3rd floor, and opened up small bedrooms with little or no storage to 3 large rooms with closets to spare.

Rear family room addition

We added a main floor family room, mud/laundry room, and second floor master bedroom and ensuite. We also created outdoor living space with a large covered rear porch and gazebo outdoor.

We hired Erin back in spring 2012 for our Home Renovation and it was one of the better decisions we made. 
Our home was built in 1920 and our addition required a well thought out design which Erin was able to deliver and help walk us through. 
Erin exceeded our expectations from her initial visit to discuss what we were looking for in our addition, right through to the final drawings completion and permit delivery.

2012 - Mill St - Room to grow

New Streetscape

Unappealing streetscape gets a welcoming entrance. Previously the front door was 1/2 way down the driveway. We added a garage and moved the front entrance with a new foyer and front porch. 

2017 - Boxley Rd - Door Found

Mudroom space

We remodeled the existing mudroom and added a large covered porch. This area adds living and dining space to the back yard.  The project includes fire place and custom space for a barbeque. 

2012 - Chapel St. - Outdoor livingroom

Better use of space!

We removed the wall between the kitchen and dining room to open the cooking area to the eating area. Then we added a small mudroom addition with laundry and powder room space for rear access to the yard and garage. By updating the kitchen the area has more appeal and efficiency.

2006 - Ridgehill Dr. - Remodel Kitchen

Second phase master suite

Single Storey side family room addition added with potential for a 2nd floor. Re allocated existing space for kitchen, dining room, foyer and sitting room.  Second phase of project added second storey with master suite. Heritage Committee approval granted and now used as an example of good practice. 

2012 - Wellington Ave. - Heritage Addition

Apartment Kitchen

Half of existing basement was converted into a 1 bedroom apartment.  We had to steal some space from the garage for access into the unit but the remainder of the space was easily self contained. 

2018 - Harold St - Legal Apartment

Welcome Home

We created a new front facade by centering the front door and placing a more welcoming focus on the size and scale of the portico.  A new gable porch roof and updated the facade materials updates the look and creates a welcoming focus. 

2011 - Jessie St - Wartime home update

Side/Rear wrap around addition

Abandoned 1865 Farm house, relocated, remodeled into two semi detached homes and restored by volunteers for Habitat for Humanity. Small side addition to accommodate extra space in one unit.  Front porch restored from historic pictures, interior properties restored with new kitchen and bathroom fixtures.  Won Brampton Urban Planning Adaptive Re-use award.

2007 - Sled Dog Rd. - Heritage conversion

Italianate style

Existing heritage home was butchered and had to be demolished.  The new custom home was stylized with Italianate influence to reflect the mature neighborhood. We maintained the original formal floor plan layout but maximized the building footprint by including a loft floor for home office (aka Man Cave) The new home includes formal living, dining and large kitchen, pantry and powder room, 3 bedroom bath and  master ensuite with full 3rd floor loft area. 

2008 - Elizabeth St, New Heritage home

Rear protected outdoor space

Created interest with a new front door in style suitable for the building facade and re-scaled the portico to place better focus and proportions on the front entry.

2011 - Everglade Dr, Proportional Entry

Updated streetscape

Master Suite added over garage. Refresh and update streetscape facade. New main bathroom and convert existing bathroom to ensuite. Extend and open front entry foyer. 

2017 - Ridgehill -2nd fl Addition

New garage roof

Updated the look and added focus to the Entry by re-configuring the garage and entry roof. 

2012 - Bartley Bull Pkwy- Update facade

Conversion 1.5 bungalow

Added partial 2nd floor to this 1.5 story home. added new  bedroom, bathroom,  primary suite, relocated front door for larger living room, updated kitchen space and added a 1.5 car garage.

2011 - Shanley Terrace - Welcoming portico

Century home revival

Vacant farmhouse on subdivided land lovingly restoring the building into a family home again. We removed the summer kitchen rear porch and garage and created a new space that includes main entry with powder and laundry room and hall linking the home to the new garage

2012 - Grafton - Heritage addition

New Living room addition

We added a 2 story rear addition which included a main floor family room with a rear entry and powder room. The 2nd floor master bedroom ensuite is connected to the existing second floor by re-appropriating one of the bedrooms and increased the floor area of the room by adjusting the roof height to tie into the addition while allowing for a connecting hallway.  A full height basement space alowed for a family room and the existing old basement was adapted into a workshop.

We converted the original kitchen into a mudroom and powder room space, remodel and expand existing dining room space into updated kitchen, and swapped formal living room for a dining room.

Added Second story to enlarge master bedroom, closet and ensuite. Updated exterior materials.
