3 STEPS TO A SUCCESSFUL RENOVATION

CONCEPT


Free Initial Consult - We meet with you to review your project and then we provide a Proposal to get your project off on the right foot. 

Feasibility - Initially we check all the municipal bylaws and regulations to understand the City's boundaries for your property. Then we create current floor plans, site plan and elevations where necessary in a CAD program from on sight measurements.

Collaboration - We meet again to review your project Wishlist with the above information to define the scope of work to be included in your project. This could include additional applications for approvals from the city or re-defining your project.

Concepts - We provide you with a set of 'Concept plan' drawings. These you can review with contractors to get initial construction budget to define if the size and scope is right for you. You can also review with banks, real estate agents etc to determine if the investment is right for you.

 

BUDGET

Construction Budget - Discuss with contractors the budgeting amounts required to build your project

Resources - obtain information from engineers, manufacturers, municipalities or other professionals regarding your project costs and other decisions you need to make

Collaborate - Review design and budgets with contractors, and designer to adjust your project scope accordingly.

 

PERMIT

Scope Definition - We meet again with the budget, investment input, and municipal approvals (where necessary) to alter, widen, change or adjust the scope of the project to meet your needs. From this meeting another proposal is provided with an estimate of the work required to compile a building permit package.

Architectural Drawings - We commence the building permit process by creating all the architectural drawings and details necessary for building permit approvals.

Supporting document - We will coordinate with any Engineers, surveyors, or other professionals to obtain any information required by the municipality.

Permit Application Package - We will assemble the package which is submitted to the city and any issues navigated through the process. 

Permit Delivery - When the permit is issued we will deliver to your project site with a site copy of the approved drawings..

Phone Support - is provided for minor questions or clarifications.
